The Town of Royalston, Massachusetts engaged Keen Independent Research to conduct a marketing feasibility study of Whitney Hall, a historic 1905 building. The Town wished to consider options for transforming this iconic, but underutilized, South Royalston village site into a fully functioning, vibrant
community asset.

The study team identified and evaluated the feasibility of future municipal, for-profit and/or non-profit uses of Whitney Hall taking into account:

  • Community needs and wishes;
  • Potential economic impacts;
  • Building conditions, including needed repairs and updates;
  • Costs; and
  • Funding opportunities.

This study was funded through the Massachusetts Rural and Small-Town Grant Program.

Study Team

Keen Independent is a national arts, culture, equity and market research firm headquartered in Phoenix and Denver with a 24-person staff located from California to Massachusetts. Subconsultant Trahan Architects, a global architecture firm with offices in New York and New Orleans, analyzed existing site conditions and needed building repairs and updates.

Schedule

The study ran from June 2023 to February 2024.
